Do you have to hire a professional cleaner when moving out?

Professional cleaning can be useful, but New Zealand tenancy guidance focuses on the property's end condition. It does not set a universal rule that every tenant must hire a cleaner.

The official standard

Tenancy Services says tenants must leave the property reasonably clean and tidy. What that requires will depend on the property's condition and the facts of the tenancy.

When professional help can be useful

A professional service may help when time is limited, the property is large, several rooms need attention or the move has left little capacity for a full clean. Hiring a cleaner is a practical choice and does not determine the bond result.

Check requests carefully

If a landlord or property manager asks for a specific service, check the request against the tenancy agreement and current official guidance. Keep messages, condition records, invoices and photos where they are relevant.

Carpet clauses

A blanket professional-carpet-cleaning clause may be unenforceable. A specific exception has applied since 1 December 2025: when a pet is allowed indoors, a reasonable pet-consent condition may require the carpets to be cleaned to a professional standard at the end of the tenancy. Check the written agreement and current guidance.
